Carla and Pat are Certified International Property Specialists (CIPS), Certified Luxury Home Marketing Specialists (CLHMS), RSPS (Resort and Home Property Specialists), ABR (Accredited Buyer Representatives), SRES (Senior Real Estate Specialists). They are also instructors for both the National and Florida Associations and have presented at seminars and associations all over the world. In addition to teaching classes, they have developed courses geared to students who work with foreign buyers and sellers. Carla was the past NAR’s Global Coordinator for North America/Central America/Caribbean (2016-2020) and the former President’s Liaison to Panama. If you have been waiting for the right moment to list your home, the late-summer numbers show that demand is soaring and inventory is shrinking.

Active single-family listings plummeted 20.8% in Sarasota and 7.0% in Manatee County.
Buyers are acting fast. Single-family homes went under contract in a median of just 47 days in Sarasota and 45 days in Manatee.

Because of the tight inventory, sellers are walking away with a much larger share of their original asking price—averaging 94.7% to 95.6% across both counties.
