New construction doesn't always mean problem-free.
During this pre-drywall inspection, Eric discovered organic growth on the interior block wall before the drywall was installed. Because the home is still exposed, we're able to identify potential concerns that would be much more difficult to evaluate once the walls are closed up.
As part of the inspection process, Eric recommended further testing by swabbing the affected area to determine whether the growth is mold and, if so, identify the specific type present.
This is one of the many reasons pre-drywall inspections are so valuable. They provide a unique opportunity to evaluate framing, plumbing, electrical, and structural components while they're still visible, helping buyers identify potential issues before construction moves to the next phase.
When it comes to new construction, what gets covered up matters just as much as what you can see after the home is finished.
