📊 JULY 2026 MARKET UPDATE | SARASOTA + MANATEE COUNTIES

The July real estate numbers are in — and we're seeing some encouraging signs of a more active Gulf Coast housing market.

🏡 SARASOTA COUNTY

Single-family homes:
• 744 closed sales — up 2.9%
• $493,500 median price — up 5.0%
• Homes went under contract in 52 days — 17.5% faster
• Inventory fell to 3.9 months — down 30.4%

Condos had an especially strong month:
• 318 closed sales — up an impressive 33.1%
• $340,000 median price — up 13.3%
• Inventory declined to 5.6 months

🌴 MANATEE COUNTY

Single-family homes:
• 694 closed sales — up 11.2%
• $495,000 median price — up 1.0%
• Homes went under contract in 50 days — 13.8% faster
• Inventory declined to 4.1 months

Condos:
• 238 closed sales — up 18.4%
• Median price was $313,950
• Inventory declined to 5.4 months

So what does this actually mean?

July wasn't simply about more homes selling.

We're seeing higher sales volume, faster contract activity and declining inventory at the same time. Sarasota also posted meaningful year-over-year price appreciation.

For buyers, there are still more choices than we saw during the ultra-competitive market of a few years ago — but desirable, well-priced properties may not sit around as long.

For sellers, this is encouraging. Inventory is tightening, but today's buyers remain selective. Accurate pricing, presentation and strong marketing still matter.

And remember: countywide statistics only tell part of the story. Lakewood Ranch, Sarasota, Bradenton and individual neighborhoods can perform very differently.
