The single-family market stayed strong in June, with 805 closed sales, up 15.2% year over year, and a median price of $492,450, up 8.2%. Homes also moved faster, with time to contract down to 47 days, while inventory tightened to 4.1 months of supply.

The condo market also saw more activity, with 364 closed sales, up 25.5% year over year. The median condo price came in at $343,750, down 7.5%, with time to contract at 71 days and 6.3 months of supply.

What does that mean? Single-family homes are still showing strong demand, while the condo market may offer opportunities for buyers looking for more value and negotiating room.
