If you're looking at the numbers and wondering what they actually mean, here's the simple version:

🏡 More homes are available in both Sarasota and Manatee Counties than we saw this time last year. With over 5,800 active listings in Sarasota and nearly 4,900 in Manatee, buyers have more options and a little more breathing room when making decisions.

📈 Pending sales and closed sales are up, which tells us that buyers are still active and homes are continuing to sell despite higher inventory levels.

💰 Home values remain strong. Average sales prices increased year-over-year in both counties, showing that while the market has become more balanced, demand for our area continues to support pricing.

⚖️ With 5.3 months of inventory in Manatee and 5.7 months in Sarasota, we're moving closer to a balanced market—giving both buyers and sellers opportunities that weren't available a few years ago.
