June 2026 RASM data shows a clear split across Sarasota and Manatee counties.

Single-family homes are gaining strength.

Sarasota median price: $492,000. Up 8.2%.
Manatee median price: $490,000. Up 11.4%.
Supply: 4.1 months.

That is a tight seller’s market for well-positioned single-family homes.

Condos and townhomes are telling a different story.

Sarasota condo median price: $343,750. Down 7.5%.

For condo buyers, that can mean more options and more room to negotiate. But the purchase price is only part of the decision. HOA fees, insurance costs, assessments, reserves, and building condition all matter.

Evacuating: Where Should You Go?
When local officials issue an evacuation order, your safest option is to head inland, away from the coast and flood-prone areas. Here are some smart choices:

Stay with Friends or Family: If you have loved ones in central or northern Florida—or even out of state—reach out early to make arrangements. This is often the most comfortable and supportive option, especially for seniors and families with children or pets.
Hotels & Motels: Book early in cities like Orlando, Gainesville, or Tallahassee. Many hotels relax their pet policies during hurricanes, but always call ahead to confirm.
