• Median Price: $493,500 ⬆️ +5.0%
• Time to Contract: 52 days ⬇️ -17.5%
• Months Supply: 3.9 ⬇️ -30.4%

🏢 Condos
• Closed Sales: 318 ⬆️ +33.1%
• Median Price: $340,000 ⬆️ +13.3%
• Time to Contract: 92 days ⬆️ +27.8%
• Months Supply: 5.6 ⬇️ -25.3%

💡 What it means: Inventory is tightening fast — single-family supply fell over 30% YoY and is down to 3.9 months, which is officially seller territory. And condos are having a real moment: sales up 33% and prices up 13%. They're just taking longer to sell, so pricing and prep matter.

• Time to Contract: 50 days ⬇️ -13.8%
• Months Supply: 4.1 ⬇️ -14.6%

🏢 Condos
• Closed Sales: 238 ⬆️ +18.4%
• Median Price: $313,950 ⬇️ -1.9%
• Time to Contract: 70 days ➡️ 0.0%
• Months Supply: 5.4 ⬇️ -22.9%

💡 What it means: More buyers, less inventory. Houses are going under contract in 50 days — nearly two weeks faster than last July — and supply dropped in both categories. Condo prices dipped slightly, so that's still where the negotiating room is.
