When I first started in real estate, I wrote a listing that said:
“3 bed, 2 bath, updated kitchen, big backyard.”
And it got… silence.
Then a seller asked me to write about their Saturday morning routine instead. So I swapped out the stats and wrote:
“Five minutes from live music, weekend markets, and your favorite Friday night plans.”
That listing got three offers in one weekend.
Here’s the truth: Buyers don’t fall in love with square footage. They fall in love with a feeling. Will this home fit their life? Can they see themselves grabbing coffee, walking the dog, or hosting friends without overthinking it?
I had a client who toured a house with perfect hardwood floors. Gorgeous. But the first thing she said was, “Where’s the closest place to grab a burrito at 10pm?” That’s what mattered to her.
So next time you’re listing your home, skip the generic builder features. Tell me what you love most about your neighborhood. The farmer’s market every Saturday. The trailhead two blocks away. The neighbors who wave.
That’s what makes a listing feel alive. That’s what makes buyers lean in.
