🏡 I’m excited to share something that means a lot to me.

I recently completed the training and exam to become a Certified Seniors Professional (CSP).

But for me, this isn’t just another designation to put after my name.

Over the years, I’ve realized that selling a home later in life can be very different from a typical real estate transaction.

Maybe you’ve lived in your home for 20, 30, or even 40 years. It’s where you raised your family, celebrated holidays, made memories, and accumulated a lifetime of belongings.

Then one day, maintaining that home may start to feel like too much.

Where do you go? What do you keep? What do you do with everything? How do you even begin?

That’s exactly why I wanted this additional training.

My goal is to help seniors and their families navigate the entire process of selling, downsizing, and transitioning into a home or living situation that better fits the next chapter of their lives.

And sometimes the first step isn’t putting a house on the market. Sometimes it’s simply sitting down, talking through the options, and figuring out what makes the most sense.

The big number is closed sales, up 30% from last week! 🔑📈 Pending sales also increased slightly, while overall inventory remained almost unchanged.

The market continues to vary significantly depending on what you're shopping for. Single-family homes under $1 million are sitting around 4 months of inventory, while condos, villas and townhomes have more inventory and generally give buyers more choices and negotiating room.

One thing is clear: this is a market where buyers and sellers need to pay attention to the specific price range and property type, not just the headlines.

🏡 Single-family inventory remains relatively tight, with just 3.7 months of inventory in both price ranges.

🏢 The condo market continues to tell a different story. With 8.3 months of inventory between $500K and $1M, buyers in that segment may have significantly more negotiating leverage.

📈 At the same time, closed sales jumped 8.8% and pending sales increased, even as the number of homes available for sale declined slightly.

The takeaway? There isn't just one Sarasota/Manatee real estate market. Conditions can be dramatically different depending on the type of property and price range. That's why knowing the numbers for the specific market you're buying or selling in matters.
