🏑 If you've owned your Florida home for years and you're thinking about selling, there's a tax benefit you can take with you when you buy your next one β€” and most sellers I talk to have never heard of it.

πŸ“Š It's called Save Our Homes portability. With a Florida homestead, your assessed value can only go up 3% a year, or the rate of inflation β€” whichever is lower. Over the years, that creates a gap between your assessed value and the market value. That gap IS your savings πŸ’°.

πŸ“¦ The state lets you transfer up to $500,000 of that gap to your next Florida homestead. But here's the catch β€” it's not automatic. You have to file Form DR-501T with the new county's property appraiser. The deadline is March 1 of the year after you move πŸ“…. And you have to establish the new homestead within three years of January 1 of the year you abandoned the old one.

⏳ Miss the window β€” the savings are gone. I bring this up at the listing consultation, before we even talk price.
