Buyer beware! If you're buying a used house in a neighborhood with new construction:

Builders are offering tens of thousands in incentives instead of reducing the sales price.

This is NOT reflected in the sold data.

So sellers of existing homes are pricing their houses according to the closed sales prices of the new house that just sold down the street. Neveemind that buyer could have received 20, 30, 40 thousand in seller concessions.

And appraisals that are meant to protect the buyer and the bank's interest are being skewed because the appraiser has no access to that data.

Aside from that, not reducing the sales price is keeping prices high, when in reality the prices are falling. The same builders who were making buyers BID on new construction a year ago are now offering crazy incentives in order to get their inventory off their books!

Can I short term rent my house? Minimum lease periods in the Sarasota area: This applies to RSF- zoned single family houses:

Sarasota County, including the barrier islands: 1 month minimum

Sarasota city limits:
1 week minimum

Manatee County:
No minimum

Longboat Key portion of Manatee county:
1 month

Town of Anna Maria Island:
No minimum

Anna Maria Island outside of town limits:
1 month

Longboat Key:
1 month

Siesta Key:
1 month

*If the house is located in an HOA neighborhood, HOA rental restrictions can only be MORE strict, lot less strict than the jurisdiction where its located.

*Condos zoned RMF CAN be rented short term, depending on HOA rules. These properties must be located on the barrier islands.

Days on market average is approaching two months. Inventory steadily continues to grow at a time when buyer demand is falling off a cliff. Loan buyers cannot afford these payments with rates hovering 9%- Yet people who are paying cash and just want a house in Florida will still be buying. The luxury properties on the water will be selling at a faster rate as we near the peak season. There are still plenty of very wealthy people who want a house here. Properties inland, however, will continue to collect dust as those sellers still think it's spring 2021.
