🏡 THE FIRST-TIME HOME BUYER IS 40 — AND ONLY 21% OF BUYERS ARE FIRST-TIMERS.

The housing market is changing, and the latest numbers from the National Association of REALTORS® tell an interesting story.

📊 First-time buyers now represent just 21% of primary-residence buyers — the lowest share NAR has recorded since it began tracking this data in 1981. Before the Great Recession, first-time buyers typically made up around 40% of buyers.

And they’re buying later, too. 👇

🔑 The median first-time buyer is now 40 years old, compared with buyers in their late 20s during the 1980s and around age 30 as recently as 2010.

💰 Down payments are another major factor:
• First-time buyers: 10% median down payment
• Repeat buyers: 23% median down payment
• 30% of repeat buyers paid cash

For first-time buyers who were able to purchase, 59% used personal savings for their down payment, while 26% used financial assets such as retirement accounts, stocks or other investments, and 22% received a gift or loan from family or friends.

Meanwhile, repeat buyers are entering the market with a major advantage: home equity. The typical repeat buyer is now 62, and homeowners have increasingly been able to use equity from their existing homes to make larger down payments or purchase their next home with cash.

So what does all of this mean?

The housing market isn't simply about buyers waiting for interest rates to change. It's increasingly about the financial gap between people who already own real estate and those trying to get into the market for the first time.

The good news? The 21% figure isn't destiny. Inventory has improved in many markets, some sellers are becoming more flexible, and affordability has shown signs of improvement.
