Here’s one of the last remaining waterfront parcels in Sarasota that could become genuine public access.

The county voted to buy it in February for $18.1m (not $20m as I say in the video. My bad).

The plan? Fishing pier, kayak launch, public docks. A real community waterfront park.
But the $20 million financing vote stalled (yes that number is correct!). Commissioners want more details before committing taxpayer money and honestly that’s not an unreasonable ask.

Here’s the problem. Due diligence ends May 21st. Closing expected July 10th.

17.4% vacancy. Rents falling. Two months free rent just to get tenants in the door. On paper, Sarasota’s multifamily market looks broken.

But the demand story hasn’t changed. 76,000 new residents between 2020 and 2023. People are still coming and the supply wave gets absorbed by late 2027. The investors who move before that window closes are the ones who win.
