100 days on market doesn’t automatically mean there’s something wrong with a property.

But the longer a listing sits the conversation around it starts to change.

If I were reviewing a stale listing, I’d ask one question:

If we were putting this home on the market for the first time TODAY, what would we do differently?

That’s usually a much more useful place to start.

Interesting one for anyone keeping an eye on mortgage rates. Oil prices are back to having a pretty direct influence on the bond market (and ultimately mortgage rates).

Rates have ticked back up today as the average 30-year fixed is showing around 6.76%.

It’s a good reminder that mortgage rates don’t simply move up and down with the Fed's decisions. Inflation expectations, oil prices and the bond market all play a part.

For buyers, I’d be watching the trend rather than waiting for one particular Fed announcement.

Always nice to get a review like this.

Neil trusted me to sell his Sarasota property and we managed to get him a result he was really happy with.

Even better, he’s got three more properties he plans to sell over the next couple of years and says I’ll be getting the call.

Can’t ask for much more than that 🤘.
