Now I'd love your thoughts, comments, suggestions, feedback, whatever you think could assist us.

Seen this in your area, could you share some info so I may research their products too, please? A local developer and I are getting our ducks in a row (dealing with the city of Ft. Myers, actually, ugh) to provide three different things:

1. We will build a homeless shelter for the city, on city-owned land, with room for their housing, a commercial-grade kitchen, and vocational training for those who want to learn to get back on their own. Cooking lessons, computer lessons, etc.
DON'T GET ME STARTED about the frustration of dealing with the city. (I'm a former planning and zoning commissioner and see the delays as BS. We may be calling on your support at future meetings for this idea.) The building(s) will be beautiful, not some government hut looking place to hide our neighbors away. They deserve dignity while addressing their personal/health needs. This is going to look similar to the first photo.

2. Then we are shooting for buying city-owned lots so we can build the homes seen here, for the affordable housing crisis we face here. Again, not crap. Not something that looks good day one, but never appreciates in value for that homeowner - but stylish homes where the owner will have dignity and will enhance neighborhoods. Look for the comments to realize which I speak of as "entry-level" or "affordable"

3. Since EVERYONE who loves modern or mid-century design will be excited, we can build homes of mid - to - upper range - filled with features such as rooftop pools, in-home theaters, etc. while looking upscale as all our projects and will enhance their neighborhoods. (Again, look at the comments for "custom styling."

LAST - This is affordable! We would be pricing, in today's market, affordable/entry value homes of $175,000-185,000.00. WOW!

We need you to pay CLOSE attention and follow through!

Help support affordable housing by telling our lawmakers to use the housing trust funds for housing! In 1992, RealtorsĀ® in Florida agreed to tax their own business with a new documentary stamp tax that would be used to help residents attain affordable housing.

Since then, hundreds of thousands of Floridians, many of them teachers, firefighters, first responders and other essential workers, have utilized these funds to help purchase a home, beginning their journey of financial wellness.

Today, the economic impacts of the pandemic, combined with record-high housing prices and a rapidly growing population mean affordable housing is becoming harder than ever to find in our state.

Despite this, Republican lawmakers in Tallahassee are working to permanently reduce the funds available for affordable housing programs by 66 percent, diverting all but one-third of the funds to environmental infrastructure projects.

Affordable housing is a priority for Florida’s essential workers. It is a priority for the elderly on fixed incomes. And it is a priority for hard-working Floridians looking to purchase their first home. Now is not the time to take money away from programs that can help Floridians achieve the American dream of homeownership.

Here in SW Florida, every sale that I have had, sold up against 3-7 competing offers within 2 days of hitting the market.

Sales prices my clients (as sellers) accepted were as high as $19,000 ----ABOVE ---- the asking price.

Practically every house that I showed to clients (as buyers) had multiple cars when we arrived or departed.

Other agents were aggressive to enter the property while I was showing it during my allotted showing time.

I held a "first day on the market advertised open house" and in 5 hours the house was shown by 7 agents while approximately 40-45 prospects came through. Presented 7 offers to sellers the next morning and it is sold, way over what I believed it would.

I am very experienced in these aspects of real estate after 38 years, and all but one of my buyer's offers were accepted against others. But each time, those people with inexperienced agents have been writing offers on 5, 6, 8+ properties often forgoing what they want and desire just to get a house. It is absurd.

Hire an agent who survived the 1980s real estate market... they have the experience and tricks to get you the house in multiple offers situations. And it ain't always just about the price, believe me.
