This one brings back a few memories.

I lived in the UAE for six years and spent a combined 15 years of my career working for UAE airlines.

Dubai and Abu Dhabi was an important chapter in my life - and many of the friendships and professional relationships from those years remain part of my life today.

One thing I hadn't necessarily anticipated when Gerard and I started building our real estate business in Florida was just how relevant that international life would become again.

People move. Families spread around the world. Friends buy second homes. Colleagues relocate. And sooner or later someone says, “Do you happen to know a good real estate agent in…?”

Very often, we do.

Our business may be based here in Sarasota, but our relationships certainly aren't.

Model homes are designed to make you fall in love.

Builder contracts deserve a different kind of attention.

Unlike the familiar contracts commonly used in resale transactions, a builder's purchase agreement is written for that builder and can contain very different provisions around deposits, construction timelines, inspections, changes and substitutions, closing, default and cancellation.

And the person sitting across from you in the sales center works for the builder.
That doesn't make the builder the enemy. It simply means you should have someone in your corner who understands the transaction from the buyer's perspective.

New construction can be a great option. Go into it with your eyes open.

Don't start with the house. Start with the life.

When we first meet a buyer, bedrooms, bathrooms and square footage aren't necessarily the most important questions.

We'd rather understand what you're trying to create.

Do you want to walk to restaurants?

Spend weekends on the water?

Play golf three times a week?

Lock the door and travel for months at a time?

Do you want a neighborhood where children can put down roots, or a second home that makes Florida an easy escape?

Buying a condo? Your lender isn't just approving you.

They're also looking closely at the condominium project itself.

Changes from Fannie Mae and Freddie Mac that took effect August 3 mean many established condo projects that previously qualified for a more limited review may now require a more comprehensive review.

That can mean greater scrutiny of the association's finances, reserves, insurance, structural condition, special assessments, litigation and other project-level factors.

And that's why we believe condo due diligence should start early.

Before our buyers become emotionally invested in a particular unit, we want to understand the building too.

Is conventional financing realistic?

Are there potential red flags?

Should we involve our lender early?

And if conventional financing isn't the right solution, are there portfolio or other lending options worth exploring?

A beautiful condo can still be the right home - even when the financing isn't straightforward.

The key is knowing what questions to ask before you're halfway to closing.
