Don't start with the house. Start with the life.

When we first meet a buyer, bedrooms, bathrooms and square footage aren't necessarily the most important questions.

We'd rather understand what you're trying to create.

Buying a condo? Your lender isn't just approving you.

They're also looking closely at the condominium project itself.

Changes from Fannie Mae and Freddie Mac that took effect August 3 mean many established condo projects that previously qualified for a more limited review may now require a more comprehensive review.

That can mean greater scrutiny of the association's finances, reserves, insurance, structural condition, special assessments, litigation and other project-level factors.

And that's why we believe condo due diligence should start early.

Before our buyers become emotionally invested in a particular unit, we want to understand the building too.

Is conventional financing realistic?

Are there potential red flags?

Should we involve our lender early?

And if conventional financing isn't the right solution, are there portfolio or other lending options worth exploring?

A beautiful condo can still be the right home - even when the financing isn't straightforward.
