Wow! 31 pending listings as we go into September. It has been unusually active for this time of year and a great sign for the market as we head into the Fall. Properties have gone pending and sold at a much faster rate than listed, so active listings fell nearly 18% to 162 homes. This has resulted in a tight buyers market of only 3.45 months of inventory. Anything under 5 months is a Sellers market, so this market is ideal for sellers. List and sales price have dropped slightly, around 3% and average days on market is up this month, due to some long standing inventory finally selling off. The list/sale price is at 93.1%, a bit low. It appears that as sellers adjusted their price expectations, buyers responded, resulting in sales.
