right now: what your neighbor's house sold for in 2022 is not your comparable.
Price based on today's market and you win. Chase the peak and you'll sit.

Inventory is down 33% from last year. Well-priced homes in good areas are moving
fast โ€” sometimes with multiple offers. I've seen it firsthand with my own buyers
over the past few weeks.

This doesn't mean panic. There are still great options out there and you're not
in a bidding war on everything. But if you find the right home โ€” be ready to move.
Coming back two weeks later to "think about it" is a strategy that's starting to
cost people.

May 2025 โ†’ 788 closed sales, median price $465K, 6.6 months of inventory
May 2026 โ†’ 811 closed sales, median price $478K, inventory down nearly 33%

Prices were falling this time last year. Now they're climbing back up. It's not

If you're from Canada or anywhere up north, you already know what this means.
For everyone else โ€” think somewhere between Dunkin' and Starbucks, better coffee,
solid food, reasonable prices.

It's at 7935 State Route 64 and it's currently the ONLY Tim Hortons in the entire
state of Florida. Worth the trip ๐Ÿ‘€
