Sarasota home prices are climbing again. 📈

The June numbers are in for Sarasota County single family homes, and the story is pretty clear:

🏠 792 closed sales (up 13% from last June)
💰 Median price: $493,750 (up 8.5% year over year)
📉 Inventory down 33% from a year ago

That last number is the one driving everything. Fewer homes on the market + buyers still showing up = prices getting pushed back up.

If you’ve been waiting on the sidelines for prices to drop, this is worth paying attention to. And if you’ve been thinking about selling, the setup hasn’t looked this favorable in a while.

The Sarasota market is doing something really interesting right now — it's
splitting in two 📊

Overpriced listings? Sitting. Going stale. Eventually selling for LESS than they
would have if priced right from day one.

Well-priced listings in good condition? Moving quickly. Sometimes with multiple
offers.

Same market. Completely different outcomes — and the difference comes down almost
entirely to pricing strategy.

If you're thinking about selling, this is the most important thing I can tell you
right now: what your neighbor's house sold for in 2022 is not your comparable.
Price based on today's market and you win. Chase the peak and you'll sit.

If you're buying in Sarasota right now, this is your reminder 👇

Inventory is down 33% from last year. Well-priced homes in good areas are moving
fast — sometimes with multiple offers. I've seen it firsthand with my own buyers
over the past few weeks.

This doesn't mean panic. There are still great options out there and you're not
in a bidding war on everything. But if you find the right home — be ready to move.
Coming back two weeks later to "think about it" is a strategy that's starting to
cost people.

Get your financing in order BEFORE you start shopping. That's your biggest
competitive advantage right now.

The Sarasota market just flipped direction — and the numbers prove it 📊

May 2025 → 788 closed sales, median price $465K, 6.6 months of inventory
May 2026 → 811 closed sales, median price $478K, inventory down nearly 33%

Prices were falling this time last year. Now they're climbing back up. It's not
a boom — but after two years of correction, the trend has clearly shifted.

Florida finally has a Tim Hortons — and it's right here in Bradenton 🍁☕

If you're from Canada or anywhere up north, you already know what this means.
For everyone else — think somewhere between Dunkin' and Starbucks, better coffee,
solid food, reasonable prices.

It's at 7935 State Route 64 and it's currently the ONLY Tim Hortons in the entire
state of Florida. Worth the trip 👀
