We’re proud to share that Brista Homes & Realty has been nominated for the 2026 Entrepreneurial Excellence Award by the Longboat Key Chamber of Commerce.

The nomination recognizes businesses that are helping shape the future of our community through entrepreneurship, innovation, and a commitment to the people they serve.

Opening our offices on Longboat Key was a meaningful step for Brista Homes & Realty, and one that reflected our commitment to this island and the community we’re proud to be part of. We’re honored for this nomination, and even more proud of the work that has brought us here.

People assume you need to be a multi-millionaire to even look at Longboat Key.

That’s not true. But it’s not entirely wrong either.

This is a 12-mile barrier island, Gulf on one side, Sarasota Bay on the other. No massive public beach lots, no spring break high-rises. Quiet, private, expensive by design.

Depending on the month, the median condo runs around a million dollars and single-family homes sit closer to $3M.

So people assume the answer is finding a deal. A magical underpriced house that slipped through the cracks.

Those don’t exist here. What exists instead is strategy — and there are three real ways onto this island.

1️⃣ Rent first. Not because you can’t buy — because a one-year lease is a low-risk test drive on a very high-risk decision. You learn the island before you’re anchored to a $1M+ asset.

2️⃣ Buy the condo, not the castle. Entry-level units start in the $500s and $600s. The purchase price is the easy part — the carrying costs are what actually decide if it works for you.

3️⃣ Live near it, not on it. 15-30 minutes inland and the whole financial picture changes. Same beaches, same sunsets, roughly half the price.

You don’t need to be a multi-millionaire to live this lifestyle. You need to know which of these three fits your reality.

The median sold price jumped 65% in one month…hitting $1.4M in July.

Sounds like the market exploded overnight, right?

Not quite. Here’s what’s actually going on

🏠 Single-family homes: median sold price $3.1M (up 43%)
🏢 Condos: median sold price $987,500 (up 32%)

Longboat Key is a small luxury market, so when a few high-end waterfront homes close in the same month, the median can swing hard. It’s a real number — it just isn’t a sign that values jumped 65% overnight.

Here’s what else stood out in July:

💠Inventory dropped 18% in one month, 15% year-over-year
💠But homes are taking LONGER to sell, not less — median days on market rose 9% to 87 days
💠Single-family: 9.92 months of supply, 162 days to sell (seller’s market)
💠Condos: 6.03 months of supply, 83 days to sell (buyer’s market
💠Both markets still selling around 93% of list price — negotiation isn’t going anywhere

The takeaway? Longboat Key isn’t a buyer’s market or a seller’s market right now — it’s a selective one.

Pricing and presentation make all the difference, and single-family vs. condo are two very different games right now.

Some homes you’re happy to sell, but a little sad to see go.

530 Chipping Lane was one of those homes.

As a Brista Built residence, this home was deeply personal to our team. From the architecture and floor plan to the stone, cabinetry, fixtures, and finishes, we poured an incredible amount of thought and care into every detail, working alongside the trusted partners and craftsmen who help bring our vision to life.

As the designer behind many of the selections and the listing agent representing the finished home, watching it come together—and now welcoming its new owners—is especially rewarding.
