So apparently I looked at the September calendar and said, “Sure. That seems reasonable.”

🎡 Schaghticoke Fair — September 2–7

🤫 Top secret — mid-September
🐴 URR — September 25–27
🍅 Garden- So many veggies!!
🐶 Puppy — requires constant supervision

Somewhere in there I'm hoping to sleep.

Sometimes the right house is worth waiting for.

I have buyers closing very soon on their first home after searching for more than a year.

A YEAR.

They looked at a lot of houses. They considered a lot of possibilities. And they waited until they found the one that finally made them say, “Yep. This is it.”

I'm pretty sure their patience is better than mine. 😂

But that's one of the things I love about this business. Sometimes my job isn't to convince someone to buy a house. It's to help them recognize the right one when it finally comes along.

And this one was definitely worth the wait. ❤️🏡

One of my favorite things about real estate is that it has introduced me to so many people I probably never would have met otherwise.

Farmers. Horse people. First-time buyers. Investors. Families. People looking for a little more land. People who have spent years building something special.

Some become clients. Some become friends. Some somehow end up giving me really nice saddles. 😂🐎

It's the people that make this job fun.

Meet Our Senior Employee 🐾

Our 5-year-old Aussie has officially been promoted to Senior Employee, with primary responsibility for training the new kid.

Duties include:
• Demonstrating proper household zoomies
• Supervising all puppy mischief
• Teaching the new kid where the best snacks are
• Keeping management informed of any suspicious activity
• And occasionally reminding the puppy who has seniority around here. 😂

So far, the training program is going well.

The senior employee is tired.
The new kid is thrilled.
Management is questioning this hiring decision. 😂🐶

Every once in a while, a client surprises you.

I recently received a gift from a client that absolutely blew me away—a beautiful new saddle that is easily the nicest saddle I've ever ridden in.

I'm incredibly grateful. ❤️

It's also a pretty good reminder of why I love what I do. Real estate is about houses, land and transactions, but the best part is the people you meet along the way.

And yes… I'm pretty sure this saddle is going to get plenty of use. 😂🦄

The Great Cucumber Crisis of 2026 🥒

I may have made a tactical error.

We planted a garden this year.
The garden produced.
The garden REALLY produced.

Specifically, the cucumbers have apparently decided to take over the property. I planted 6 tiny plants in a raised bed, wondering if that was enough. Trust me, it was enough! 😆

On the bright side, the raised beds have been fantastic. And using a w**dwacker to w**d the garden may officially be my greatest gardening innovation yet.

If anyone needs a cucumber, approximately 47 of them, please stop by. 😂

An enclosed porch is always one of my favorite features of a home, and isn't this one BEAUTIFUL (and HUGE!)?

397 square feet of living space, with a gas-fired woodstove to warm you when it's cold out and huge windows to let the sunshine and fresh air in when it's not. The vaulted ceilings give this room a feeling of spaciousness that makes me envision holiday dinners, birthday parties and gatherings of friends and family- but then again, I could also imagine a cozy sectional and a good book. Just another feature of 29 Washington Ave that makes it a true gem.
