Saratoga Springs Weekly Market Update | March 12th, 2024

šŸŒž In the last week, 52 homes in Saratoga Springs have been put on the market! There are currently 235 on the market and 275 homes pending (under contract).

šŸŒž In the last week, 19 homes in Saratoga Springs have sold with an average on 24 days on the market. 15 of those were existing homes, the other four were new construction.

šŸŒž The least expensive sale was a new build 3 bed townhome for $389,990 in the Northshore community that was built in 2021.

šŸŒž The most expensive sale was $925,000 for a brand new 5 bedroom home in Jacob’s Ranch. It was only on the market for 6 days before going under contract.

šŸŒž The median sale price for a single family home last week was $517,500.

My husband is pretty great at giving advice and I wanted to share something he taught this control freak, that changed not only how I viewed my life and career, but also, it has helped me better guide my clients in the home buying/selling process. šŸ”There are statistics supporting the fact that going through a real estate transaction is second only to divorce in measurable stress levels. šŸ“ˆ This has manifested to be so very true on more than one occasion during a deal. Market Update!
Things are getting a little interesting right now in Utah! Rates came down a bit at the beginning of the year, and with that has come some increased activity. Affordable new construction has just about sold out all over Utah valley, and in the lower price points ($350-500k) we are starting to see multiple offers, non-refundable earnest money, and even appraisal waivers on some pre-existing listings! Land even seems to be getting snatched up here and there that’s been sitting for over half a year in certain areas. Debunking the myths!! - brokered by Selling Utah Real Estate

1. Waiting to save a down payment is always the best move!
- NOT ALWAYS! In fact, much of the time this can be detrimental. When prices are going up, the amount you need for your down payment is also going up. It’s better to take advantage of todays price with a smaller down payment, then it is to have to take a higher price with a higher down payment. If you want to put 20% down on a $400k home today, but you don’t have the funds to do so, waiting to save the 20% and taking the same home for $450k after prices increase is a wash or loss, and a lot of extra work! You just missed out on $50k in appreciation too!

2. My full down payment has to happen right at closing!
- NOT NECESSARILY!! There’s this thing called a loan re-cast that’s pretty cool but no one seems to know about it! If you’re waiting to buy when your inheritance comes in or your business sells, you could be missing out on potential savings by not taking advantage of prices before they go up. Put what you have down now, lock in the lower price on your home, and then re-cast your loan when your money comes through later! Loan terms stay exactly the same, but your payment is lowered, because you can apply that extra money one time after your loan closes in addition to your original down payment. Pretty cool!

3. Waiting for rates to come down is definitely always best!
- WRONG AGAIN! None of us have a crystal ball, we dont know when and by how much rates will come down. With the fed predicting that they’ll lower rates there’s a chance we will see better rates by end of year. The thing people sometimes fail to realize is that you can change your rate down the road! But you can’t change your purchase price down the road! Buy now when prices have come down due to high rates, and then refinance for a better rate when they come down! Obviously, find a comfortable budget for your monthly payment just in case, but even in the event that rates keep going up, you’ll be glad you bought when you did and got in at the lower rate!

Many don’t know this, but before I got into real estate I worked on a couple of cattle ranches as a ranch hand in Idaho and Nevada. I actually have a bachelors degree in animal science and my plan was to go into veterinary medicine after graduation. Looking back, I’m so glad the plan shifted because I met my wonderful husband, had our 3 babies, and real estate became the new career path! My grandma, my mom, and a couple of my uncles were/are Realtors in Saint George and Las Vegas (where I was born and raised), so it’s in my blood! I still get to take some time to ride with my grandpa every now and then in the Nevada hills and I’m so lucky to be able to mesh these two different lifestyles on occasion and pass it down to my kids too!

HOW COOL IS THIS?! That’s it, we’ve decided this has to be a part of our next house! Our kids would die to be able to throw their clothes into a magical sucky space portal to the laundry room. And I would die to be able to send clean laundry back to their rooms through said magical sucky space portal!!
