Things I do for my buyer clients:
1. Communicate clearly with clients to determine goals and educate them on the best strategies to achieve them
2. Spend weekend and evening hours driving to and from showing houses (protecting the sellers and their homes from random strangers going into their property)
3. Refer my clients to trusted professionals in my network including lenders, contractors, inspectors, title companies, etc. saving them the time and effort required to build that network themselves (I don’t receive any compensation for these referrals, just happy clients)
4. Communicate as an intermediary with the seller’s agent to reduce the emotion that would naturally muddy a high-stakes negotiation
5. Draft and process the correct paperwork to ensure the transaction goes smoothly (again saving clients the time and stress of trying to figure out all the paperwork on their own)
6. Schedule and attend inspections and contractor bids during the due diligence period, know when something is a problem and when it isn’t, and know when to push back or search for alternative solutions to a problem
7. Review inspection reports and bids to draft repairs and concession requests
8. Negotiate with sellers agents to get tens of thousands of dollars of repairs and concessions (also knowing the legal ways to apply these to a transaction since a simple price reduction isn’t the most efficient way and you might not be able to get all the cash as a credit at closing.)
9. Negotiate with multiple lenders and my clients to analyze and get them the best financing terms and ensure all concessions are optimally allocated in accordance with lender rules
10. Follow up with lender and appraiser to ensure we’re meeting contractual deadlines to avoid risking earnest money forfeiture
11. Resolve objections from the lender that so often come up and threaten the deal as we approach closing
12. Review settlement statements with my clients before closing to ensure there are no surprises at closing
13. Attend closing to answer any questions or push for any needed changes to documents so my clients don’t have to worry about that
The deals I get for my clients are good deals. Deals I would do myself if I were in their shoes.
