☕️ Coffee, conversation & a closer look at the Capital Region real estate market.

I recently had the opportunity to sit down with KeyCrew for a conversation about what I’m seeing firsthand across Upstate New York’s Capital Region - and today, that conversation was published.

We talked about how the market has evolved since the frenzy of 2020–2021, why pricing and presentation matter more than ever, what today’s buyers are really looking for, and why the market can look very different from one Capital Region submarket to another.

One thing I continue to see in my business: well-priced, well-presented homes are still moving — while homes priced on yesterday’s expectations are sitting.

It was a great opportunity to share some of the things I’m seeing on the ground and to talk about where I believe our market is heading next.

This one feels a little full circle. 🤍

I first met Thomas & Maren in 2023 when I had the privilege of helping them purchase their first home. They got into the market, made that house their own, and over the next few years built equity instead of spending those years renting.

Fast forward to today…their family is growing, their needs have changed, and it was time for the house to grow with them.

When they called me to sell the very home I helped them buy AND help them find their next home in Oneonta, I couldn’t have been happier. Oneonta is well outside my typical market area, and we talked about the option of referring them to someone local. But after working together before, they told me they trusted me and would feel most comfortable having me guide them through both sides of such a big move.

On Monday, we closed on the sale of that very first home. Today, they officially got the keys to their new home.🥹

Their story is such a great reminder that your first home doesn’t have to be your forever home. Sometimes it’s simply the first step.. a place to build equity, build your life, and eventually help you move into the home that fits the next chapter.
