Solutions Turn Around Time One of the biggest cost items with no return on investment, a party encounters when acquiring properties, that need to be renovated in order to be resold or rented, is the time it takes to do the necessary work, and the mortgage interest cost incurred during that time. JRM NOR CAL HOMES has direct connections with a pool of labor, that dramatically decreases the time it takes to complete needed renovations, and repairs or additions. Depending on the amount of work to be done, renovations can be done in as little time as one week, for cosmetic and cleanup work, to two months when additional square footage is being added to a structure. Great news! I’m excited to share that I recently became licensed as an Investment Advisor Representative – CRD #8124758 with Equity Advisors LLC, also known as a Tax Strategist.

With this new qualification, I’ll now be combining my background as a Real Estate Broker and General Contracting at James Morris Homes to help clients reduce or eliminate Capital Gains Taxes when buying and selling real estate.

Years ago, I realized that with only a $250K exemption for individuals—and $500K for married couples—on capital gains for a primary residence, most homeowners in our area who had owned their properties for more than 5–10 years were facing tax liabilities well above those limits.

For real estate investors, the traditional 1031 Exchange has been the only widely known way to defer Capital Gains Taxes—but it comes with stringent rules and timeframes.

A few years ago, I began working with DeferTax.com / Equity Advisors LLC and Carl Worden to help my real estate clients minimize Capital Gains Tax.
