Housing data for the Bay Area: San Francisco and Oakland both score 83/100 on Redfin's Compete Score scale ("Very Competitive"), with 70.1% and 68.5% of homes selling above their original asking price. San Jose sits at 58.8%. For comparison, the national average is just 24.1%.

California's security deposit cap changed under AB 12: most landlords can now collect only 1 month's rent (down from up to 2-3 months), and deposits must be returned, or an itemized deduction list sent, within 21 days of move-out. Small landlords (2 or fewer properties) still have an exception up to 2 months.

Heads up, Bay Area landlords: AB 1482's rent cap just recalculated for August, and it depends on your county.
Alameda, Contra Costa, SF, San Mateo & Marin are at 8.8% max (up from 6.3%); Santa Clara County and most other CA counties are closer to 8.6%. Either way, you need 30 days' notice for increases under 10%, 90 days for anything over, and no more than two increases combined per 12 months.
