Mid-Year Housing Market Update:
Why Forecasts Changed in 2026
If the housing market feels confusing right now, you're not alone.

At the end of 2025, economists expected a stronger 2026 with lower mortgage rates, improved affordability, & more home sales. Instead, persistent inflation, economic uncertainty, & geopolitical tensions kept rates higher than expected, causing many buyers to remain on the sidelines.

Mortgage Rates May Stay Higher Longer
Experts now expect mortgage rates to remain in the mid-6% range for much of this year rather than falling into the low-6% range as originally forecast. While that's still lower than a year ago, buyers waiting for a major rate drop may be disappointed.

Home Sales Forecasts Were Revised Lower
Economists initially projected about 4.5 million existing home sales in 2026. That forecast has been revised closer to 4.2 million as affordability challenges continue to impact buyers.

However, sales are still expected to exceed last year's levels. Many experts, including Lawrence Yun of the National Association of Realtors, believe significant pent-up demand remains. As rates stabilize, many sidelined buyers are expected to return.

New Construction Offers Opportunities
New home sales forecasts have also been revised lower. For buyers, that may create an advantage. Builders may continue offering incentives, price adjustments, closing cost assistance, & other concessions to attract buyers.

Home Prices Are Still Expected To Rise
One of the biggest takeaways: experts have not significantly lowered their home price forecasts. While sales have slowed, inventory remains relatively limited, helping support prices nationally.

Some local markets are cooling, but most forecasts still call for modest price appreciation rather than major declines.

Bottom Line
The housing market hasn't rebounded as quickly as expected, but it hasn't stalled. Today's slower pace reflects higher rates & economic uncertainty, not a market collapse.

Inventory has been climbing, & Realtor.com forecasts it could rise another 8.9% this year. More homes for sale means buyers have options. When buyers have choices, they get selective. Details count again.

That’s why most sellers make updates before listing. According to the National Association of Realtors, 65% of sellers completed minor repairs or improvements before selling, while only 35% sold as-is.

What Selling As-Is Really Means

More Townhomes Are Available
Builders are producing more townhomes than in decades. National Association of Home Builders shows nearly 1 in 5 new single-family homes today is a townhome—the highest share ever. A decade ago, it was closer to 1 in 10.

Redfin data shows townhomes are typically priced lower than detached homes nationally. That gap has grown with more supply.
