A beautiful remodel can make it very easy to fall in love with a house.

But when I’m looking at a home with a buyer, I’m also paying attention to what’s behind those beautiful finishes.

If walls were moved, rooms were added, or major work was completed, I want to understand what was done, what documentation exists, and whether permits were required.

Unpermitted work doesn’t automatically mean I’d tell a buyer to walk away. It means we need to ask more questions before deciding what the home—and the risk—is worth to them.

Start your morning with Toddler Storytime from 10:30 to 11 AM, my favorite for little ones to connect through songs and stories while parents meet other locals. Later, adults join the ESL Conversation Club, where new English speakers build confidence and friendships in a welcoming setting.

In the afternoon, kids in grades 1 and 2 celebrate Hispanic Heritage Month at the Changemakers Book Club, sharing stories and culture. Homework Help from 4:30 to 6 PM supports children through grade 6 with their studies.

ā€œI have a 3% mortgage. I’d be crazy to give that up.ā€

I hear some version of this from Silicon Valley homeowners all the time.

And I understand why.

A 3% mortgage is incredibly valuable. If you bought or refinanced when rates were historically low, giving up that payment can feel almost impossible to justify.

But I think there’s a better question:

Is keeping that mortgage still supporting the life you want to live?

Maybe your family needs more space.
Maybe you’re working from home and need an office.
Maybe the commute no longer makes sense.
Maybe you’ve considered a major remodel or addition just to make the house work.
Or maybe you’ve simply outgrown it.

That doesn’t automatically mean you should sell.

It means we should run the numbers.

What does staying really cost over the next 5–10 years?

What would your equity allow you to do?

What would the new monthly payment look like at today’s rates?

And most importantly: Would that payment still feel comfortable without counting on a future refinance?

Sometimes the numbers tell us: keep the 3% mortgage.

Sometimes they tell us: you have enough equity and financial flexibility to move into the next chapter.

Either answer can be the right answer.

Because a great interest rate is an asset—but your home still needs to work for your life.
