The August 2026 rental numbers are in, and thereโs a lot for Brevard County rental owners to like.
๐ 1,313 active rental listings
๐ 644 new rental listings
๐ค 489 properties leased/closed
๐ฐ $2,000 median closed rent
๐ 2.69 months of rental inventory
๐ฏ Closed rentals received 99.1% of their original asking rent

Hereโs the number that really caught our attention:
Rental inventory is sitting at just 2.69 months, compared with approximately 3.85 months in August 2025.
That points to a tighter rental market than we had a year ago.
BUT... that doesnโt mean rental owners should simply raise the rent as high as possible. ๐
Properties are leasing very close to asking price, but the average cumulative market time is still around 60 days.
And vacancy gets expensive FAST.
On a $2,000/month rental, one month of vacancy costs $2,000 in lost rent before you even factor in turnover, cleaning, maintenance, utilities or other expenses.
Thatโs why we believe the goal shouldnโt be the highest possible rent.
