A reminder to association owners: hiring a property manager does NOT remove your fiduciary responsibility as the owner of the property.

Associations cannot simply rely on third parties for communication and compliance. Unfortunately, we have seen situations where properties were rented without proper authorization, contracts, or required owner documentation. This is exactly why associations communicate directly with owners — because ultimately, the legal responsibility remains with the member of the corporation.

Ownership in an HOA or Condo Association comes with obligations beyond collecting rent. Please stay involved, informed, and accountable.

Just completed an in-depth education series on properly running association elections 📚✔️

From understanding the critical differences between condos and HOAs, to diving into timelines, voting procedures, eligibility, and legal compliance—this was a powerful reminder that elections are not just a formality… they must be done right.

Your safety is our priority, and we encourage all residents to take simple, precautionary steps to protect yourselves and your property.

Stay Informed: Follow updates from the National Hurricane Center and local emergency management.

Secure Personal Items: Bring in or tie down patio furniture, plants, and any outdoor belongings that could become dangerous in high winds.

Prepare an Emergency Kit: Stock essentials like bottled water, non-perishable food, flashlights, batteries, medications, and first aid supplies.

Protect Windows & Vehicles: If you have storm shutters, ensure they are functional. Park vehicles away from large trees or low-lying areas.

Plan Ahead: Know your evacuation route in case local officials recommend relocation.

The Truth About Community Association Management: It's Time for a Wake-Up Call

When I set out to get my community association license, I had no idea just how deep the demand was for strong, ethical, and transparent representation. I quickly realized that this industry is not for the faint of heart. It's complex, often misunderstood, and, frankly, troubling in many ways.

Too many management companies operate as if they're owners of the associations they manage — treating them like possessions, not professional partnerships. This mindset is not just wrong; it's dangerous. Associations are corporations governed by statutes and bylaws — not personal playgrounds for managers or board members acting without proper authority.

The truth is, we're seeing disruption in this industry because the standards have been too low for too long. This isn’t a handshake-and-flip-flop job anymore. It’s a fiduciary responsibility, and homeowners — as members of the corporation — need to understand the risk and liability they take on when they buy into a community association.

When I started Rocket Association, it wasn’t just to manage communities. It was to make an impact. I wanted to be part of the solution in an industry crying out for reform. And while I get calls every day asking me to take over struggling associations, I’m just one person. I have to be intentional with where I devote my time, especially as I’m often stepping into financial chaos, statutory non-compliance, and poor leadership.

The truth is hard to hear, but it needs to be said: this industry has been neglected for too long. It’s embarrassing to see how many associations are being mismanaged due to a lack of accountability. But I’m hopeful — because change is coming. The new education requirements for managers and board members are a step in the right direction.

We're at a turning point. As more communities demand better governance, transparency, and financial responsibility, those who have coasted by doing the bare minimum will leave the industry — and that’s a good thing.

To every homeowner in an association: Your voice matters. Your rights matter. You are part of a corporation, and you deserve to be protected and heard.

To the good managers out there: Keep raising the bar. The industry needs you now more than ever!

Important Message to Association Members: Understanding Plumbing and Supply Line Responsibilities

Dear Association Members,

It is essential for all property owners to clearly understand their responsibilities regarding plumbing and supply lines within the community. While most owners are responsible for their private plumbing and supply lines, it’s important to recognize that "bulk" supply lines—such as those serving common areas or shared systems—may actually fall under the responsibility of the Association.

To avoid confusion and unexpected financial burdens, it is crucial that all owners engage in direct communication with the developer to clarify which plumbing systems are private and which are part of the bulk or shared systems. Clear communication ensures compliance with regulations and that responsibilities are properly noted and communicated.

Additionally, for associations with water pump systems, many owners are unaware that these systems need to be included in the reserve fund for future replacement. It’s vital that these systems be considered in the association’s reserve studies and forecasts to avoid surprise costs down the road.

A Critical Reminder for Board Members:

If you serve as a Board of Directors (BOD) officer, you have a fiduciary responsibility to act in the best interest of the association and its members. It is imperative that you seek a legal opinion on this matter. Only qualified attorneys can properly interpret the law and provide guidance on the association’s responsibilities. Keep in mind that your governing documents—such as your declarations—may be outdated, unenforceable, or unclear. A legal review will help ensure that the association’s operations remain compliant and that all liabilities are appropriately managed.
