Starting to notice something changing in the Satellite Beach market?

Homes are sitting a little longer.
Inventory is slowly improving.
Buyers finally have negotiating leverage again.

But here’s the important part:
Beachside pricing has actually stayed relatively resilient overall.

It may be one of the better opportunities we’ve seen in years for buyers trying to get beachside.

NOTE: Because Satellite Beach is a relatively small housing market, month-to-month percentage swings can appear dramatic based on only a handful of additional transactions. For that reason, longer-term pricing trends, inventory levels, and market pace often provide a more accurate picture of overall market conditions than isolated percentage changes alone.

Is that a different species of dolphin at 0:55? 👀🐬

While out doing routine property checks this morning at the Riverwalk — future home of Compass Point by Margaritaville — I had my favorite assistant tagging along.

We paused for a minute and ended up watching a large pod of dolphins actively feeding in the Indian River Lagoon. This is one of the parts of my role as property manager for the developer that never gets old — being on-site early and seeing firsthand what makes this waterfront location so special.

But here’s what caught my attention…

At about the 55-second mark, there’s one dolphin that looks noticeably different — much brighter white along the sides and underbelly, with sharper contrast than the typical bottlenose dolphins we see in the lagoon.

At first, I assumed it was simply a larger or older bottlenose. But after reviewing the footage, I started wondering whether it could possibly be an Atlantic white-sided dolphin — a species typically found in deeper offshore North Atlantic waters, known for bold white and gray side patterns and social hunting behavior.

They’re not common in estuaries like the Indian River Lagoon, so I’m not claiming that’s what it is — just sharing what stood out.
