🍂 August 2026 Market Update | St. Cloud & Surrounding Areas

As we head toward fall, the Central Minnesota housing market continues to show plenty of activity. New listings increased 15.4% compared to August 2025, with 187 homes hitting the market. Closed sales dipped 11.3% to 125, while average days on market actually decreased 5% to just 38 days. Home values also remain strong, with the average sale price increasing 8.7% to $323,152.

So, what does this mean heading into the fall market? Buyers are seeing more inventory and more choices, but homes that are priced well are still moving relatively quickly. For sellers, fewer closed sales means pricing and presentation matter—but rising average sale prices show there is still strong value in our local market.

Fall can bring great opportunities on both sides. If buying or selling has been on your mind, don’t count yourself out just because summer is winding down. Reach out and let’s talk about what these numbers mean for your next move. 🏡
