Do we list our house first, or start looking for the next one?
That is usually the first question homeowners ask when they need to sell and buy at the same time.
The answer depends on more than personal preference.
Before deciding what should happen first, we look at both sides of the move.
How quickly is the current home likely to sell? What needs to happen before it goes to market? How competitive is the area where the clients want to buy? Are there several homes that could work, or are they looking for something rarely available?
For these clients, we determined that getting their home under contract first was the best way to reduce their risk.
Once that happened, we shifted fully into the home search. They found the right property, but it came with multiple offers, including offers higher than theirs.
Their offer still stood out because the full package worked for the seller: clear terms, a strong lender, reasonable timelines, and confidence that everyone involved would keep the transaction moving.
The result was exactly what we had planned toward.
They sold their home in the morning and purchased the next one that afternoon.
Buying and selling simultaneously will always involve moving parts. But the process feels far less overwhelming when the order of operations is based on your actual market, finances, and goals.
