Savannah, Effingham County, and Bryan County are often lumped together as "the greater Savannah area" — but if you're thinking about moving here, that grouping can actually send you in the wrong direction.
I live in Effingham and work across all three areas, so I've had a front-row seat to what makes each one feel completely different once you're actually living there. Savannah gives you the city energy, the history, the restaurants — but you're trading space and price per square foot for that. Effingham tends to attract people who want newer builds, larger lots, and a slower pace without being completely removed from everything. Bryan County, especially around Richmond Hill, has exploded with growth over the last few years and sits right along I-95, which matters a lot depending on where you work or travel.
The mistake I see people make is picking an area based purely on what a home looks like online, without ever thinking about what their daily life will actually feel like from that zip code. Commute time, proximity to schools, the vibe of the surrounding streets — that stuff doesn't show up in the listing photos.
If you're considering a move to this area and you're not sure which county actually fits your life, I broke it all down in my Neighborhood Guide. It's free and it's in my bio.
