There’s honestly no “right” answer.
But there IS a strategy that makes more sense depending on:

✔️ your risk tolerance

If you’re flipping in Savannah, this is one of the biggest mistakes I see investors make…
They renovate based on THEIR taste.
Not the buyer’s.
And that matters a lot more than people think.

In Ardsley Park or Starland District?
Buyers WANT:
✔️ character
✔️ charm
✔️ original details
✔️ personality

If you modernize it too aggressively, you can actually hurt the appeal.
But in Pooler or Port Wentworth?
Most buyers care more about:
✔️ clean finishes
✔️ functionality
✔️ modern updates
✔️ low maintenance living

Completely different buyer psychology.

The same renovation can perform VERY differently depending on the neighborhood.

That’s where deals are won or lost.

Let’s clear something up real quick…

Savannah’s market is not dead.
Buyers are still buying.
But they ARE way more selective than they were a year or two ago.

Which means:
❌ Bad flips? Sitting.
❌ Overpriced homes? Sitting.
❌ Cheap finishes? Sitting.

But the homes that are:
✔️ clean
✔️ well-designed
✔️ move-in ready
✔️ priced correctly
…are still moving.

This is not a “throw it together and list it” market anymore.
You actually have to get it right.

“Where should I be buying right now?”
And honestly?
The answer is always:
👉 It depends.

Because what works in Starland District is NOT going to work the same in Pooler.
Different buyers.
Different renters.
Different expectations.
Different strategy.

And this is where investors get themselves in trouble…
They see a “deal” without thinking about WHO the property is actually for.
That’s how you end up with a property that just sits.

Strategy matters more than ever right now.

If your deal only works because of Airbnb income… it probably doesn’t work.

Savannah regulates short-term vacation rentals more than most people realize—and not every property qualifies.

Before you assume Airbnb will make your numbers work, you need to check:
✔️ Can it legally operate as an STVR?
✔️ Is it in the right overlay district?
✔️ Does it actually make sense without best-case assumptions?

Here’s a simple test:
monthly rent × 12 ÷ purchase price
If that number is weak before expenses, the real deal is weaker than you think.
