MARKET UPDATE ALERT: Winter 2023 Real Estate Snapshot⁣

Swipe through this post to get the latest insights on the current housing market trends and the impact of fluctuating interest rates. Here's a snapshot of what's happening:⁣

📉 Interest rates briefly surged to 8% in October, causing a drop in buyer activity. Rates are now down to almost 7%, with predictions of a further decrease through 2024.⁣
⁣
💰 Median sale price dipped by 3.5% to $304,399, and closed transactions decreased by 9% to 863, typical for the winter slowdown.⁣
⁣
🏠 New listings are down by 11% to 1,112, resulting in an increase in months of inventory. November 2023 saw a record number of new listings in the last decade.⁣
⁣
📊 30-year conventional mortgages averaged 7.09% on December 1, down from a recent high of 8.03% in October, providing much-needed relief to buyers.⁣
⁣
💡 Interest rates between 7-8% have essentially stopped appreciation in our local market. While it’s impossible to predict future rates, we expect rates to remain elevated for the next few months, with a steady decline towards a long-term average of around 5% starting in the second half of 2024. We believe that there is a lot of pent-up demand for homes that will be released as soon as rates become more affordable.⁣

📈 Future Expectations: Anticipate stagnant price appreciation and decreasing transactions until rates reach the low 6s or lower, stimulating increased activity among potential buyers and sellers.⁣
