Unpopular opinion. The best table in Savannah tonight is my kitchen table. Everyone is out at the fancy spots in Savannah right now. Good for them. But with three boys and a couple businesses to run, my love language is a bit different these days. It looks like homemade sourdough pizza (or maybe I should make smash burgers with spicy mayo?) and no downtown parking stress. We spend all year making homes perfect for other people to buy. Most people buy the version of a home that does not actually exist. In real estate, most people look for Version 1. It is the staged home with fluffed pillows, empty counters, and soft music. It is a perfect product for a brochure.

But as a father of three boys, I live in Version 2.

My house currently has laps being run in the living room, dogs on the good blankets, and toys and laundry everywhere.

Staging can increase a sale price by 5% according to industry data, but life happens in the messy 95% after the papers are signed.

Stop scouting neighborhoods at 2:00 PM on a Tuesday. You are seeing a ghost town. To understand the actual value of an asset, you need to see it when the community is active.

December is the highest leverage month for home buyers. When I take my kids out to see Christmas lights, I am not just looking at the Griswold house (you know the one with so many lights you have to wear sunglasses). I am looking for pride of ownership. Data shows that neighborhoods with high engagement in seasonal displays often correlate with stronger property value retention and lower turnover rates.

Investment involves more than the structure. You are buying into a micro-economy of neighbors. If the street is dark and the yards are neglected in December, that tells you more than any inspection report ever will.

Buyers often take December off, assuming there's nothing worthwhile to buy. This is a strategic mistake. You might trade a wider selection for unparalleled leverage. The sellers active now are serious about making a deal, while those in April are often just exploring options.

Just had coffee with a friend, and the market chatter always swings back to, "Is it going to crash?" It's a common worry, especially when you're thinking about your family's biggest asset. Here's the thing: despite what some headlines scream, a national housing crash like 2008 is highly unlikely. Why? Over 90% of mortgages today have federal backing. That's a huge safety net, a system designed to prevent a free fall.

What we're seeing locally, here in Savannah, is a market normalizing. New listings are up 10.3%, inventory jumped 36.5%, and homes are sitting a bit longer, 67 days on average. But the median sales price still climbed 2.5% to $350,000. So, for 2026, expect modest appreciation, maybe 1-4% nationally, but with our local market continuing its steady, unique pace.
