What does the Georgia Public Service Commission actually do—and why should you care who sits on it?

We’re sitting down with Josh Tolbert, Republican candidate for Georgia Public Service Commission District 5, to talk about some of the biggest energy issues facing Georgia right now.

Georgia State Senator and 2026 Democratic nominee for Lieutenant Governor Josh McLaurin joins us LIVE on Market Sip Wednesday at 8 PM for a conversation about the issues facing Georgia—and especially the questions that matter here in Coastal Georgia.

Veteran PTSD and addiction often go hand in hand, especially when alcohol or drugs become a way to cope with trauma, anxiety, sleeplessness, anger, or painful memories. Todd Merry brings both professional experience and lived experience to this conversation. Is the Savannah, Georgia housing market going up, going down, or are we actually seeing several completely different markets at the same time?

In this July 2026 Savannah-area housing market update, Patrick Donovan and Brandon break down the latest real estate numbers for Savannah, Pooler, Richmond Hill, Port Wentworth, Rincon and Guyton—and some of the results may surprise you.

Pooler’s median sales price jumped 11%… but closed sales fell 44%, days on market increased 53%, and price per square foot dropped 10%.

Savannah has 24% more homes for sale while closed sales are down and homes are taking considerably longer to sell.

Richmond Hill tells a very different story, with closed sales up 32%, price per square foot up 4%, and inventory down 14%.

Port Wentworth may be showing some of the clearest signs of increased buyer leverage, with days on market up 171%, inventory up 35%, and median sales price down 6%.

And then we went beyond the monthly statistics.

We pulled residential MLS price reductions from Chatham, Bryan and Effingham counties for just the last 7 days and found:

� 250 price reductions
� 167 in Chatham County
� 45 in Effingham County
� 38 in Bryan County
� Approximately $3.13 million in combined asking-price reductions
� $10,000 median price cut
� 2.3% median reduction
� 31% of the reductions happened within the first 45 days on market

So is the Savannah housing market becoming a buyer’s market?

The answer may simply be: WHERE?

Savannah, Pooler, Richmond Hill, Port Wentworth, Rincon and Guyton are all behaving differently right now. That’s why looking at one headline—or even one statistic—can give buyers and sellers the wrong impression.

We also discuss current mortgage-rate conditions and what these numbers could mean if you’re thinking about buying or selling a home in Coastal Georgia.
