Nobody needs another list of every event happening this month. You need a plan you can screenshot.

Somebody is going to spend $2,000 on smart gadgets before listing this fall, and the buyers will walk right past every one of them.

Here’s what changed. The doorbell, the thermostat, the smart locks: buyers stopped noticing them the way they stopped noticing dishwashers. They’re baseline now. Expected. Nobody pays extra for expected.

What they ask about instead is infrastructure. The EV charger in the garage, because even the buyers driving gas cars are picturing their next car. Backup power, because one bad storm season taught everyone what the fridge and the sump pump are worth at 2am. The WiFi that reaches every corner of the house, because half of buyers now walk a showing with their phone out checking bars before they check closets. And the leak shutoff valve, because everyone knows someone with a water damage story and a five-figure repair bill.

The pattern underneath it: smart used to mean convenient. Now it means protected, powered, and connected. That’s what reads as value in a showing.

If you’re prepping a home to sell, this is the difference between money buyers walk past and money they bring up in the offer conversation.

I’ve noticed something after walking through hundreds of homes:

The homes that feel calm, clean, and expensive aren’t always the biggest.

They’re usually the homes with the least visual noise.

Most clutter isn’t caused by having too much stuff.

It’s caused by having too many things competing for your attention at the same time.

A countertop covered with five small items can feel more cluttered than a countertop with one large decorative piece.

A beautifully organized shelf can still make a room feel busy if there’s too much happening visually.
