📢 ACTIVE DUTY MEMBERS TRANSITIONING OUT & VETERANS — THIS ONE IS FOR YOU! 🇺🇸

If you’re currently working toward your 100% VA disability rating, especially if you already own and live in your home, this is information worth looking into.

👉 Check the effective date on your VA decision letter.
👉 Contact your local county Tax Assessor/Tax Commissioner’s office and ask about disabled-veteran property tax exemptions.
👉 Ask whether your exemption can be applied to a prior tax year based on your effective date and whether you may qualify for a refund.
👉 Have your VA documentation available and ask exactly what your county requires.

I can only speak from my experience here in Georgia, so take this information and research how it applies where YOU live. Every state—and sometimes every county—can have different rules and benefits.

In Georgia, property is generally assessed at 40% of its fair market value, and qualifying disabled veterans may receive a substantial homestead exemption against that assessed value. Other states may offer different benefits, including full property-tax exemptions for qualifying veterans.

📞 Call your local tax office and ASK THE QUESTIONS. You never know what benefit you may qualify for until you check.

Today I had to remind myself of that.

As a Realtor, of course I get excited about getting my clients under contract. But after searching, searching, and searching some more, I realized something: I was focused on finding the house when I needed to refocus on helping my client reach the goal first.

When the homes in the area you want aren’t matching your current purchasing power, sometimes the answer isn’t to settle, move somewhere you don’t want to be, or force a purchase just to say you bought a home.

Sometimes we change the plan.

Let’s figure out what’s holding back your purchasing power. Let’s work on the finances. Let’s create a realistic game plan and position you so that when we circle back, we’ve opened the door to more options.

Especially when you’re looking for your forever home, I’d rather help you get ready for what you truly want than rush you into what happens to be available today.

I had the opportunity to tour Ryan Homes at Beacon Point at New Hampstead, and there were definitely a few things that stood out to me. 🏡

They currently recognize homebuyer assistance programs such as Georgia Dream and Savannah Dream Maker, which may help qualified buyers with some of the upfront costs of purchasing a home.

And for my military families and veterans 🇺🇸 — Ryan Homes is currently offering $2,500 in flex cash, and what I really like is that it may be combined with other available builder incentives.

Another feature that really caught my attention was the accessibility options available within the homes. That is something I don’t think we talk about enough when touring new construction, and it could make a huge difference for the right buyer or family.
