Buyer: “The house is perfect… so why does everyone keep talking about permits and COs?”

Agent: “Because what’s behind the renovation matters just as much as what you can see.” 👀🏡

REAL conversations in real estate sound like this:

✔️ Was the basement finished with permits?
✔️ Is there a CO for the deck, extension, or converted garage?
✔️ Were the bathrooms or kitchen relocated?
✔️ Are there open permits still attached to the property?
✔️ What paperwork can the seller provide?

When there are missing COs or permits, buyers should be asking for:
📄 Existing Certificates of Occupancy
📄 Building permits and sign-offs
📄 Survey updates
📄 Records of completed renovations
📄 Information on any open permits or violations

These conversations aren’t about creating fear — they’re about protecting buyers from unexpected costs, delays, or problems after closing.

Today’s buyers don’t need pressure. They need clarity.

Most people are navigating real budgets, rising costs, tough decisions, and a lot of uncertainty during the home buying process. What buyers really want is someone who will have honest conversations with them — not just tell them what they want to hear.

That means talking openly about monthly payments, expectations, negotiations, timing, and what steps actually make sense for their goals. It means creating a plan, answering questions, and helping buyers feel informed instead of overwhelmed.

Buying a home is a big decision. My job is to help make the process feel clear, manageable, and grounded in reality — every step of the way. 🏡

Last week I had some fun sharing what working by referral means to me…

This week, I get to show you.

Over the past few weeks, I’ve been busy getting everything ready for my 4th Annual Family Fun Day at Suffolk County Farm—and it’s honestly one of my favorite things I do all year.

It’s my way of giving back to the amazing clients who have supported me, trusted me, and referred me to the people they care about.

But even more than that…
it’s about reconnecting, catching up, and seeing how much your families (especially the kids!) have grown each year.

This is what working by referral really looks like to me—
relationships that don’t end at the closing table.
