This one shocks Long Island buyers…

How much house can I afford on Long Island?
Most lenders allow:
- 28–31% of gross income for housing
- 43–45% total debt-to-income

The bank may approve you for more than you should spend. Why?

Property taxes here can be higher than your mortgage interest.
Affordability ≠ approval

Here's what we've learned from working with countless homeowners: that mortgage payment is just the beginning. The real monthly cost of homeownership includes several expenses that many people don't factor in, and these hidden costs can add up significantly depending on where you live.

Home Maintenance and Repairs: The Ongoing Reality
Maintenance and repair costs are another major factor in the true cost of owning a home. A common guideline is to budget a percentage of your home’s value each year for maintenance and repairs, although actual expenses can vary widely depending on the age, condition, and size of the property.

Some studies estimate relatively modest annual maintenance costs, while others suggest that current conditions have pushed maintenance expenses higher. The reality is that upkeep costs can fluctuate depending on the type of repairs required and whether improvements or renovations are needed.

We always tell our clients it’s better to budget conservatively for maintenance and be pleasantly surprised than to underestimate these costs and face financial stress later. Older homes typically require more upkeep, while newer homes may benefit from builder warranties during the early years.

Let's be honest, selling a home on Long Island in 2026 isn't quite the same wild ride it was a few years back. Buyers are pickier, financing is tighter, and the market has shifted in ways that catch even seasoned sellers off guard. The good news? Most of the costly mistakes we see are totally avoidable when you know what to watch for.

Mistake #5: Not Having Your Documentation Ready (COs and Coastal Compliance)
This one is particularly relevant for Nassau and Suffolk County sellers. Missing Certificates of Occupancy (COs) and open permits are deal-killers, and they’re more common than you might think.

Here’s what happens: You get an offer, everyone’s excited, attorneys start their due diligence, and suddenly there’s a problem. That finished basement from 2008? Never properly permitted. The deck addition? No CO. The pool installation? Incomplete paperwork.

Why this is expensive: Resolving permit issues can take months, literally. Municipalities on Long Island move at their own pace, and buyers in 2026 are less forgiving about these delays. Many will simply walk away and find a home without these complications.

If you’re in a coastal area, there are additional compliance requirements around flood zones, FEMA regulations, and environmental protections. Don’t assume these are handled, verify everything before you list.

What to do instead: Contact your local building department weeks before listing to confirm all permits were properly closed and COs were issued for any work done on your property. If there are issues, address them now. Yes, it’s a hassle. Yes, it might cost you some money upfront. But it’s infinitely better than losing a buyer or negotiating from a position of weakness.

There’s something undeniably magical about older homes: the charming hardwood floors, the unique architectural details, the stories whispered through decades-old walls. But beneath that vintage appeal, many older properties harbor hidden dangers that can threaten your health and safety. Don’t worry, though. With the right knowledge and proactive approach, you can identify and address these issues before they become serious problems.

Structural Issues: Protecting Your Investment
As homes age, their bones can start to weaken. We’re talking about foundation problems, rotting floor joists, damaged support beams, and compromised structural integrity. These issues often develop slowly, making them easy to miss until they become serious: and expensive.

Warning Signs to Watch For:
- Doors and windows that stick or won’t close properly
- Cracks in walls or ceilings that seem to be growing
- Floors that feel bouncy or sag
- Gaps between walls and ceilings
- Visible water damage or staining

Your Inspection Strategy:
- Schedule annual structural inspections with qualified professionals
- Address water issues immediately (water is often the root cause of structural problems)
- Don’t ignore small signs: they often indicate bigger problems developing
- Budget for preventive maintenance rather than waiting for emergency repairs

Here's what we've learned from working with countless homeowners: that mortgage payment is just the beginning. The real monthly cost of homeownership includes several expenses that many people don't factor in, and these hidden costs can add up significantly depending on where you live.

Property Taxes: A Common Surprise for New Homeowners

Let's start with the expense that often catches new homeowners most off guard: property taxes. Property taxes are typically calculated as a percentage of your home's assessed value and can vary widely depending on the location of the property.

One important thing to remember is that property taxes are not static. They often increase over time as property values rise in an area or as local governments adjust tax rates. When you're budgeting for homeownership, it's important to account for the possibility that these taxes may increase over time.

It's also worth noting that property tax rates vary significantly by location, so researching the rates in the areas you're considering is essential when estimating your total housing costs.

Mistake #4: Ignoring “Minor” Repairs That Kill Deals
We hear this all the time: “It’s just a small crack in the foundation,” or “The water heater still works fine, it’s only 18 years old.” Here’s the problem, what seems minor to you can become a massive red flag to buyers and their home inspectors.

In 2026, with mortgage rates still elevated, buyers are extremely cautious about taking on homes that need immediate work. They’re thinking about their cash reserves, and they don’t want surprises popping up three months after closing.

Common “small” issues that torpedo sales:
- Outdated electrical panels (especially in older Long Island homes)
- Roof repairs that have been “on the list” for years
- Plumbing issues, even minor leaks
- Cosmetic damage that suggests deferred maintenance
- Non-functioning appliances that “come with the house”

What to do instead: Walk through your home with fresh eyes, or better yet, bring in a pre-listing inspector. Yes, you’ll pay a few hundred dollars upfront, but you’ll discover exactly what buyers will find during their inspection. Then you can address these issues proactively, on your timeline and budget, rather than scrambling during contract negotiations when you have zero leverage.

Many buyers, especially first-time buyers, may forget to look for these issues during their initial walkthrough. But their inspector won’t. And once issues appear in an inspection report, they become negotiating chips that can cost you thousands in concessions or repairs, or worse, cause the deal to fall apart completely.
