Not every real estate story is about selling over asking...

Sometimes it is about having the discipline to change the strategy when the market gives you new information.

I recently had the privilege of representing one of Pleasantville's well known local property owners on the sale of one of their homes. Going into the listing, our plan was to price it at $1.1 million.

Then the market changed.

A competing property hit the market at $1.035 million, forcing us to rethink our positioning. Rather than chase the higher price, we adjusted and listed at $999,000.

Then something happened that many sellers struggle to accept.

Seven days passed.

Plenty of interest. Plenty of showings. Zero offers.

Instead of hoping the market would suddenly change, we changed our strategy.

We repositioned the home to $899,000.

Within 48 hours, we had 9 offers.

The home ultimately sold for $970,000.

The lesson?

Pricing is not about what you hope your home is worth. It is about understanding buyer psychology, competition, and knowing when to pivot before the market makes the decision for you.

🏡 Sometimes buying a home is exciting. Sometimes it is urgent.

When Angela's buyer found out the home he was renting was being sold, he suddenly had a deadline. He needed to find a place to call home and move in before time ran out.

A chapter of Pleasantville NY history is coming to an end. 😢

After serving the community since 2001, Key Food⁠ will permanently close its doors on July 18th 2026. Whether you loved shopping here or had your own opinions about the prices, one thing is certain….it has been a familiar part of our Pleasantville NY community for nearly 25 years.

For me, it was the fresh bagels (and rolls) and the premium meats…for others it was the beautiful flower bouquets, Tracy at the deli counter, and the friendly staff 😁

Local businesses become more than places to shop. They become part of our routines, our conversations, and our community.
