Almost exactly 2 years after we first met by way of introduction from my favorite realtor … my clients went into contract on this absolutely perfect apartment on the UWS. In these 2 years, we traded thousands of text messages and emails, accumulated hours of phone calls, saw what feels like 64 apartments, brought contractors to 4 apartments, submit and lost out on 2 offers, changed criteria 5-6 times… and it was all for this moment!! We all remained patient and knew it was all meant to be.

I am obsessed with this apartment and so happy it all came together for this amazing family in the most perfect way.

Next up: the board package!

245 West 104th Street, Apartment 7B is a classic six-room home at the Armstead with two to three bedrooms, three east-facing windows in the extra-wide living room, and built-in window seats that double as storage. The renovated windowed kitchen opens to the formal dining room and comes with a Wolf dual-fuel range, Carrera marble counters, and a ceramic farm sink, all just steps from Riverside Park and the local stop at 103rd and Broadway.

If you find yourself up in Yonkers, Noya is the new Mediterranean and Italian spot on Central Park Ave that just opened. It comes from the same family behind Noya Cafe on Arthur Avenue in the Bronx, so the coffee and pizzas have a real following already. The menu runs all day with an espresso bar built right in, and breakfast doesn’t stop, so shakshuka or warm Nutella pancakes are always fair game.

Thoughts on this trend? Architectural Digest just called it: curtains made of chainmail, ring mesh, and metal beads, used to divide a room without fully closing it off. It caught my eye because it solves a real problem in open layouts, giving you a little separation without losing the light or the sightlines.

I’m genuinely on the fence with this one, so I’m handing it to you guys. Love it, or not for you? Tell me where you stand.

Some of the most beautiful gardens in Westchester are completely private. A few weekends a year the Garden Conservancy opens them up to the public, and for $10 you walk right in. They call them Open Days, and it is the closest thing to getting inside these places!!

A few dates are above. See more upcoming dates and reserve at gardenconservancy.org. Thanks to for putting this one on my radar.

🚨 Brooklyn home prices are NOT moving the same way across every neighborhood in 2026. 👀

Right now:

📈 Some neighborhoods are still climbing fast
🏡 Others are giving buyers more leverage
💰 Inventory changes are shifting pricing behavior
🔥 Competition levels depend heavily on location

7 Forest Circle in New Rochelle is officially IN CONTRACT!! 53 groups came through the door, 5 solid offers, an ice cream truck open house, and in contract in 7 days for a record high price in the neighborhood. Can’t wait to share the price!!

Congrats to the lucky buyers and my amazing (and very happy) sellers!!

7 Forest Circle is a brick Georgian in Forest Heights, New Rochelle  with stunning original details including a dramatic center hall crowned by a Tiffany-style stained glass dome. The nearly 5,400 square foot home sits on 1.2 acres spread over 2 lots with a private in-ground pool, finished 1,100 SF basement and detached three car garage.

Pete Davidson just listed his North Salem home for $2.275M. He bought it for $1.95M in 2023 and called the property “literally like living in paradise,” but he’s selling to be closer to family in Staten Island.

The 1930s house sits on more than 6 private acres and has a hidden speakeasy behind a sliding wall, a year-round lap pool overlooking the lake, a guesthouse, and a sauna. He kept the original 1930s character intact during the renovation and even used the home as the filming location for his Netflix podcast.
