September might be one of the best months to be in Westchester! Outdoor concerts and Bicycle Sundays are still going, while fall fairs, art shows, and the Blaze are just around the corner. I also included a few new restaurants because I’m always looking for an excuse to try somewhere new. 😊

CLOSED! 🏡🎉

It’s always a little more exciting to sell a home in my own neighborhood and even more so when it’s on my street!

And, of course, there’s an added bonus to getting a great result this close to home: helping to raise the bar for neighborhood values. We closed this beautiful ranch at $650/SF, a result I’m especially proud of!

The market started to shift right around the time we listed, with buyers becoming a bit more fickle. Our first accepted offer fell through, but we kept the momentum going with open houses and private showings and shortly after, found ourselves in a bidding war between two new buyers.

A good reminder that a deal falling apart doesn’t always mean a bad outcome. Sometimes, the right buyer just hasn’t walked through the door yet.

Congratulations to the new owners, and welcome to the neighborhood!! You picked a really good one. 😊

There is no one-size-fits-all approach to writing an offer. The right terms depend on the property, the market, your finances, and how much risk you are comfortable taking on.

Before waiving any protection to make your offer more competitive, make sure you understand exactly what you may be giving up. A strong offer should still make sense for you.
