August is one of the most interesting months in real estate because it's where seasons start to overlap. 🏡
Summer isn't quite over, but the market begins shifting in subtle ways that buyers should pay attention to.

Many homes that list in spring or early summer and haven't sold may start to feel "stale" to buyers. 👀
Sellers often become more flexible, and price reductions start appearing as motivation increases. At the same time, families settling into school routines can slightly reduce competition among active buyers.

That doesn't mean prices suddenly drop across the board.

📉 It simply means patient buyers may find opportunities that weren't available a few months earlier. Worth remembering, too: moving costs tend to peak in summer, with trucks and rental vans in high demand.

August is often less about chasing the hottest listing and more about recognizing strategic opportunities.
