I’ve been seeing this a lot lately… interior design choices that side step the trends and embrace a more timeless, lasting look.

Here’s what’s been catching my eye...

Navy blue - The universal comfort color. Design pros recommend pairing it with earthy jute rugs, rustic wooden end tables, and if you’re feeling adventurous - small pops of red!

Black and white design elements - I’ve been seeing lots of this color combo in bathrooms. One of my favorite looks is B&W hexagon tiles. The pros say high-contrast color palettes, especially black and white, will always stay in style. Beyond bathroom tiles, think about this color combo for walls and doors, wallpaper patterns, or pillows and fabrics.

Crown moulding - always feels elevated, traditional and timeless. It adds a boost of character and history to a home. Plus, it’s a fairly simple DIY project you may be able to tackle yourself.

Nods to family history - Homes that include familial decor pieces like a well loved chest of drawers, grandfather clock, writing table, or a model sailboat. It's so unique and special to see a family's history on display in a home.

June is National Homeownership Month.

If that doesn't exactly fill you with excitement, I get it.

Owning a home is an incredible personal goal to have, but there's no doubt that external factors have made it more challenging than ever before.

Things like:
• The rising cost of childcare: In 2023, the average weekly cost of daycare in the US was $321, up from $284 in 2022.
• The escalating cost of food: Food prices surged by 2.2% in February 2024 compared to February 2023, with restaurant prices rising even faster at 5.1%.
• Elevated interest rates: Mortgage rates averaged 2.96% in 2021, but by October 2022, the 30-year rate had skyrocketed to 7.08%, marking a nearly 400 basis point increase in just ten months.

Although it's aggravating to know you can't control the price of childcare, gas or groceries, it can also be liberating...

Because we can turn our attention to the things we can control. Things like discretionary spending and saving where possible.

This might mean temporarily having a roommate to share rent costs, opting for a more affordable car, treating dining out as a treat rather than a routine, or sticking to a grocery list to curb unnecessary spending.

There is no doubt the path to ownership is a steeper climb these days. To help my first time buyer clients make meaningful strides towards their goals, I created a complimentary resource for gaining clarity on income and expenses.

Totally unfamiliar...

That's sometimes the reality people face when moving to a new city.
So how exactly do we get them acclimated and confident in their buying decision on a very short timeline?

This is how I approach it: Ahead of their visit:
- I share my Living Like a Local guide so my clients can start getting a sense for Palos Heights.
- We get on the phone to discuss their wants, needs and budget.
- I get to work on a custom neighborhood search, finding homes that align with their - criteria
- I pull together an itinerary that outlines their visit - and package it together in a binder for their easy access

During the visit:
- Tour Palos Heights! Once my clients arrive we pack in 1-3 days of showings.
- I take them to all the local spots I think they’ll love and share my favorite pieces of the neighborhoods.
I schedule in some down time so my clients can take stock of and reflect on everything they’ve seen

Afterward:
- I send a follow up report that contains notes and more information about the homes and areas they loved.
- We submit a strong offer or two and (with fingers crossed!) I get to welcome my new friends to Palos Heights!
- Lastly, I share my moving company recommendations, and comprehensive list of contractors & tradespeople

Looking for a little more space but need to sell your current home first?

In a perfect world, buying and selling simultaneously would be a perfectly-timed affair.

But the reality is, sometimes things take a bit longer, or securing a new home is contingent upon the sale of the old home.

Luckily, there are a few tricks and strategies you can utilize to smooth out any wrinkles in the plan.

Leasebacks - Leasebacks allow you to sell your home and then rent it back temporarily from the new owner. It buys you time to find and close on your dream home without rushing or having to move twice.
Bridge loans - This type of loan acts as a temporary financing solution, bridging the financial gap between selling your current home and purchasing a new one. They often involve two phases.

Phase 1 - You may not have to make monthly payments on your new home, but interest accrues.

Phase 2 - Once your current home sells, you use the proceeds to pay off the bridge loan, including accrued interest.

Bonus? A bridge loan can free you from the contingency of selling your current home before buying a new one. Translation? You get a competitive edge in a hot real estate market where homes are snatched up quickly.

If you’re planning to buy and sell at the same time, here are a few more things to keep in mind:

• Sync your closing dates as best as you can.
• Have a backup plan for where you’ll go if the timing doesn't perfectly align.
• Communicate often with your real estate team.
• Try not to let all the details get the best of you. Remember, this is temporary, and soon, you’ll be settled into your new home.

Nothing deflates a buyer's excitement quite like hearing those four words:

"Work on your credit."

You already know, credit is a BIG deal when buying a home. It's an indicator to lenders about how likely you are to make timely payments on your mortgage loan.

So, if you’ve heard these words or fear you might, don't stress! Here are a few things to focus on that will have a direct impact:

1. Keep credit card balances low: The pros say credit utilization should not exceed 30% of your available credit line. Aim to maintain low balances on your cards by paying down your balance ahead of your statement closing date.

2. Use credit wisely: Avoid opening multiple new credit accounts within a short period. It can indicate financial stress and may lower your score.

3. Keep old accounts open: Closing old accounts can reduce your overall credit history, which may negatively impact your score. Keep old accounts open if they are in good standing.

4. Check your credit report: Don't let errors derail your progress. Put eyes on your credit report every few months and dispute inaccuracies. Most credit cards let you perform a free credit check that's not considered a hard inquiry.

I think I can speak for anyone who has ever moved...

Saying goodbye to your longtime home is incredibly bittersweet and emotional.

From the quiet everyday moments to our biggest milestones, the walls of our homes have seen it all.

An agent’s role in the sale of your home entails many things– They should provide expert counsel, price the property appropriately, market it thoroughly, and negotiate favorable terms.

But most of all, a seller’s agent should be an empathetic advisor as their clients go through the highs and lows of this huge life event.

Look out for these key qualities in a seller’s agent:

Active listener: They pay close attention to your wishes, concerns and hesitations.

Strong communicator: They keep you informed at each stage of the process and provide resources for questions that arise.

Emotional intelligence: They recognize this is a significant life event. They don’t push or pressure you to make decisions and provide additional support where needed.

Solutions-oriented: Hiccups are inevitable in real estate. They seek solutions and embrace a can-do attitude.
