When preparation, strategy, and timing come together, great things happen. Congratulations to my clients on their next chapter in Sun City Huntley!

I recently had the pleasure of helping clients make a move within Del Webb’s Sun City Huntley—selling their current home and purchasing a larger one in the same community.

Once we secured a contract on the home of their dreams (which I also helped them find), timing became critical. We streamlined the entire listing preparation process and had their home market-ready in just 7 days.

After hosting an Open House that attracted 12 prospective buyers, we generated strong interest and secured a contract within only 2 days of hitting the market.

My client came to me with a goal: to start building a profitable real estate portfolio.

We viewed and analyzed over ten properties together using my financial proforma for rental properties, and he ultimately secured a four-unit building at an 8.0% cap rate which is about 25% higher than the Chicago average. By living in the building, he was also able to lock in residential mortgage terms, which will make a big difference in his overall return. My client used one of my preferred lenders, David Geiselhart, and David did his usual magic to get it to the finish line.

Here's the BUY side of the back-to-back transaction I helped my clients accomplish! This home will be their FOREVER home - on the water in Hunting Ridge. Their three children will grow up enjoying the thrill of paddle boarding, swimming, fishing, sailing and ice skating in the winter.
