✨Buying a home with little to no cash? It’s possible!✨

1️⃣ 100% Financing Programs: USDA and VA loans are excellent if you want to skip the down payment. And if you’re a first-time buyer, consider an FHA loan, which only requires a 3.5% down payment!

2️⃣ Seller-Paid Closing Costs: Find out your closing costs and negotiate with the seller to cover them. Keep in mind, sellers aren’t obligated to pay, and each loan has a limit on how much they can contribute.

💎 Pro strategy: Target homes that have been on the market for 30+ days or those with recent price drops. Instead of asking for a lower price, request seller credits to cover your closing costs.

🎯 Final Steps: You’ll still need to budget for some out-of-pocket expenses like earnest money ($500), appraisal fees ($600), and possibly a home inspection (~$400). But sometimes, these can be gifted by others!

🔍 Get Professional Advice: Every homebuyer’s situation is different, so consult with a reputable lender/realtor to explore your options.
