It's a terrible time for Texas and my heart goes out to all those affectedby our terrible weather. Being a native Texas I have seen so many floods, from minor to major life stealing events. Our weather really isn't a joke, we go from beautiful sunny days to flooding in a matter of hours. I always pay attention to FEMA flood maps, wheather working with clients or for personal use. I still remember what flooded in 1998 and trying to get a friend over to my home from a flooded area. Remember flood zones are still built in, there are homes in these areas,not all by rivers/lakes, and if you're getting financed for a home purchase, they will require flood insurance. Flood maps change every few years and a 100/ 500 yr floodplain doesn't mean it will flood every 500 yrs, yeas I've heard that one! It means there's about a 6% chance of flooding every 30 yrs. Being in a flood zone is a serious notice, don't take it likely! Everyone stay safe and dry!

Expert tip, get rid of old cans of paint from previous home owners paint jobs.. I recently had an inspection report where the inspector inferred that the sellers could have covered up foundation problem signs when painting. Well the entire home was not freshly painting to put on the market. They had painted a few rooms more to their taste when they moved in. Remember unless you hire an inspector with many years under their belt, they can come to the wrong conclusions. I've seen them write up a leak bc of signs of a previous leak that was repaired, and many other things!

This is regarding West Texas, but pretty much applies to our area too. Never base a home sales price adjustment or repairs to a property on the word of a foundation company. In Texas,they are not required to be licensed, there is no mandatory education, testing, certification or anything! You can have a few companies go out and get different elevations and recommendations. I've seen investors use a foundation company bid to reduce a contract sales price so they can virtually walk away with 10s of thousands, then never "fix" the foundation. It's an old ploy but it's still around and works on inexperienced agents and home sellers. We have unusual soil, piering a foundation is not the end all answer and in my opinion it can make some homes worse off.

The phone is ringing off the hook! The calls I don't like are the investors, "do you have an off market home you're selling?" Now why do they ask that? Because they don't want to have to compete and want complete control over the transaction. Mind you I also get investor calls that don't know I'm a Realtor and want to buy my house, they are looking for what I call "victims". Any property in a decent area in decent condition will have multiple offers and will end up in a bidding war. Now I say this because as long as an agent knows what they are doing and doesn't just advertise in the mls, put a sign in the yard an open house or two, and put it on fb this is more likely to happen. Sellers will get the highest sales price with the most stable buyer when you can get multiple offers ....investors don't play that game. Happy Halloween n stay safe!
