The shift reflects the continued draw of lower taxes, lifestyle preferences and housing affordability. A household with an annual income of $250k annually will save you roughly $15-$30K by moving form a hight tax state to one with no income tax.

WHY THIS MATTERS
The buyer pool is narrowing, not disappearing. Knowing which market segments are able to buy helps agents focus their time and strategies.
Affordability is the new migration filter. It's no longer just about who wants to move to Florida. It's about who can.
A slower, more selective migration market means longer timelines, more cautious buyers and fewer multiple-offer situations. Agents who adjust their expectations and client conversations now will be better positioned than those still operating on 2022 assumptions.
