Tone matters!

🏠 on Top rents for $2400/Mo.
🏠 on Bottom rents for $2200/Mo.

Both are in the same neighborhood and the 🏠 on the Bottom is 200sqft bigger.

What do you think? Does one show better than the other?

Earlier this year we made the decision to move our Triplex from a Long-Term Rental to Short-Term to take advantage of the booming Phoenix Market.

When we had initially purchased the property, long term rents were @ $900/Unit. Post remodel rents increased to $1600/Unit. Through Short-Terming the property we have been able to achieve results of a 1.5x-4x rental increase per unit depending on the season!

This Summer we will be transitioning another 3 doors to Short-Term Rentals and will continue to document the journey, stay tuned!

I received a few questions yesterday regarding my Triplex Kitchen remodel and all the costs involved. Below is a complete breakdown of what was done, although this was a small space, it can help give context to what is possible!

All pricing includes installation.

🔻 Quartz Countertops - $1400
🔻 Cabinets - $925
🔻 Appliances (+Refrigerator) - $2,486
🔻 Lighting/Electrical - $472
🔻 Sink + Faucet - $302

💠 Total: $5,585

Because each Unit of the Triplex is a 2 Bed 1 Bath @ 725 Sq. Ft I wanted to put an emphasis on the Kitchen and help create that WOW factor when people walk in. I went with White Cabinets, Upgraded Stainless Steel Appliances (dishwasher added) and finished the look with Open Shelving. I wanted to create a light, airy space that was both inviting and modern.

Total Kitchen Renovation Cost per unit, Appliances included: $5,585

I've always heard to buy around Hospitals and Schools for stability. When I came across an opportunity to purchase a Multi-Family Triplex near a major Hospital in Phoenix, I secured a contract sight unseen.

LOCATION! LOCATION! LOCATION!

Taking advantage of 1031 Exchange funds from the sale of my condo, I was able to close these Units @ a purchase price of $360k.

This would soon become one of my largest projects and by far, biggest opportunities!

Before and After Old Town Scottsdale Condo Renovation.

Originally purchased off-market for $85,000 in 2014, sold for $233,000 in 2021.

Condo's today in that same complex are going North of $315k! 🔥 🔥 🔥
