Happy New Year from all of us at CVG Properties.

As we close out 2022, we wanted to take a moment to reflect on the past year and set some goals for the coming year.

Looking back, we are proud of all that we accomplished in 2022. We expanded our portfolio with the acquisition of multiple new properties within Dallas and San Diego and continued to build out the team with the addition of several new corporate employees within accounting, acquisitions, and operations.

But we also know that there is always room for improvement, and with that in mind, we have set some key objectives for ourselves for 2023.

First, we want to continue to provide excellent service to our investors. Whether it's through our extensive market knowledge, our relationships with brokers, or our proven track record of successful deals, we are committed to helping our valued investors achieve their real estate investment goals.

We also want to focus on expanding our reach and growing our brand in the coming year. Whether it's through increased use of social media, industry events, or simply being more active in our target markets, we want to make sure that CVG Properties is the go-to choice for anyone considering a multifamily real estate investment.

Finally, we're excited to take on new challenges and opportunities as they come our way. Whether it's expanding into new markets or simply continuing to evolve and improve as a company, we are ready for whatever the year ahead brings.

CVG Properties has closed on its fifth property in San Diego County with the acquisition of Canyon Run Apartments. This 37-unit boutique community was built in 1985 and is located proximate to the 8 freeway in El Cajon, feeding into numerous employment clusters around San Diego County. The spacious 3-bedroom Apartments feature updated cabinetry, in-unit washer & dryer connections, mature landscaping, and private fenced yards on select ground floor units. The property also features a community playground and swimming pool with attached sundeck.

CVG Properties is delighted to have successfully executed the sale of Copper Palms Apartments, a 206-unit multifamily community in Phoenix, AZ. The sale price of $59M, or $286,407 per unit, reflects the strong performance of apartment properties in the Phoenix market as it benefits from exceptional economic growth. Over the 6.5 year hold period, the investors realized a 12.7% average annual cash on cash return, and 163% average annual return or a 10.6x equity multiple.
